1. Agreement to Perform a Defined Assignment
Each paid assignment is limited to the property, service package, observable items, date or scheduling window, and specific client requests accepted by DR Property Watch in writing.
2. Scope of Visual Verification
Depending on the purchased service, we may document visible interior and exterior conditions, access and surroundings, construction or repair progress, visibly present workers or materials, client-identified claims, and other observable items included in the written scope.
3. Observation Statuses
- VERIFIED: the requested observable item was documented during the visit.
- NOT OBSERVED: the requested observable item was not seen under the available conditions.
- REVIEW: the observation warrants client attention or additional inquiry.
- PROFESSIONAL REQUIRED: the matter should be evaluated by an appropriately qualified professional.
4. Excluded Services
Unless expressly performed by an appropriately licensed third party under a separate engagement, the assignment does not include title searches, legal opinions, permit validation, appraisal, code compliance, structural analysis, engineering, architectural review, environmental testing, destructive testing, pest inspection, electrical/plumbing certification, insurance underwriting, or fraud guarantees.
5. Access Authorization
The client represents that the client or the designated property contact has authority to permit DR Property Watch and its personnel to access and document the property. The client must disclose known access restrictions, hazards, occupancy concerns, security requirements, and prohibited areas.
6. Drone and Aerial Media
Drone or aerial documentation is never guaranteed and is subject to weather, safety, property permission, equipment availability, airspace restrictions, aviation rules, and pilot judgment. An assignment may be completed without drone footage when flight is not lawful or reasonably safe.
7. Timing and Delivery
Estimated visit and delivery times are targets, not guarantees, unless a deadline is expressly accepted in writing. Access delays, weather, travel, third-party availability, safety concerns, and technical issues may affect completion.
8. Payment and Scheduling
Payment must clear before scheduling unless otherwise agreed. Priority or expanded-scope work may require additional fees. A visit is not confirmed until DR Property Watch accepts the scope, payment, access arrangement, and scheduling window.
9. Client Decision-Making
The client remains solely responsible for purchase, investment, payment, closing, construction, repair, ownership, or other property decisions. DR Property Watch provides evidence to reduce uncertainty; it does not make the decision for the client.
10. Changes After Visit
The report reflects conditions observed at the time of the visit. DR Property Watch is not responsible for changes occurring before or after the visit unless a follow-up assignment is separately purchased.
11. Media and Confidentiality
Deliverables are prepared for the requesting client and authorized recipients. DR Property Watch will not knowingly use identifiable client property media publicly for portfolio or marketing purposes without permission.
12. Cancellation, Rescheduling and Refunds
Specific cancellation, rescheduling, travel, access-failure, and refund rules should be stated on the quote, invoice, booking confirmation, or final attorney-reviewed service contract. Costs already incurred or visits already attempted may be non-refundable where permitted by law.
13. Final Legal Review
This online Service Agreement is intended to summarize the operating terms of DR Property Watch. Before accepting paid assignments, the company should have qualified counsel finalize governing law, dispute resolution, limitation of liability, indemnity, refund, electronic-consent, and jurisdiction-specific provisions.
